Business Park plans have been confirmed for Marston Mortaine in Bedfordshire.
Artisan (UK) Developments have confirmed their plans to commence development of the 2.77acre site with occupations expected within a year.
13 Units from 1000sq.ft. to 3500sq.ft. business units will be suitable for a number of business types principally within planning class use B1 .
Marston Park, adjacent to the business park, is a large residential development of 480 properties with shops and a hotel. Meeting facilities will also be available, a stone’s throw from the site at The Marston Vale Forest Centre.
Road links are good with the A421 dual carriageway linking to the M1 at Junction 13 and the Black Cat Roundabout on the A1.
The unusual shape of the site, easements around two sides and access through the new residential development meant there were a number of challenges to overcome but this is precisely the type of project on which Artisan as a Developer thrive.

Initial interest in the site is strong with a number of the business units now reserved, in addition agreement has now been secured with a childrens day care operator to design and build a new 5,000 sq ft childrens day care nursery.
Construction is expected to commence Q4 2018 with targeted completion Summer 2019.
