Our solutions are bespoke and the ultimate success of any development project stems first from a detailed understanding of our clients’ needs. Gathering this vital information is undertaken by a senior Director, with over 20 years’ industry experience.

 

Manage – the process

We deliver value to site owners by finding the right occupiers on the most strategically appropriate terms. And whilst we are thorough, we are also prompt in our response: we recognise the commercial realities and pressures on project commencements as well as completions.

We have the specialist expertise to suggest the appropriate opportunities to save cost, time, and resources. But we also have the business understanding to make sure we never compromise on quality or prestige.

 

Deliver – the project

Having our own construction arm means that costs are transparent from the outset, controlled, structured for long term value and with no “hidden extras”.

And of course, it enables us to deliver timescales that might otherwise be impossible.

As part of our construction service, specialist project management comes as standard. Artisan Project Managers are available for consultation at any point, and coordinate all the building and construction resources at precisely the right times right through to completion and occupation.

Artisan has a vast amount of experience, gained principally since 1999, in the development of a wide range of  business parks throughout East Anglia and the Northern Home Counties, delivering high quality commercial accommodation falling principally within B1,B2 & B8 planning class uses.

We have developed more than 114 commercial space projects including 13 business parks.

In recent years we have acted as the development partner for a number of companies to assist in resolving their property requirements, either on sites Artisan control or third party controlled sites.

The space we create for business is used for numerous industries and sectors including Office accommodation, Headquarters, Manufacturing, Technology and development, Hotels, Childrens Nurseries, Regional depots and Trade counters.

Our focus is always on making sure we understand our clients needs, what they want their building for, how they operate and what they want to spend. Transparency and open mindedness are key to ensuring that you take delivery of an individual building designed and developed to meet your specific requirements.

We consider sustainability in every design and we have worked to accredited BREEAM ‘excellent’ standards – open to inspection, validation, and offering a guarantee of quality to whichever level our clients specify.

We commonly set up JCT agreements between our construction arm and our development arm in order to deliver maximum transparency and clarity for clients.

Our buildings not only stand as clear testament to our work but we also have arrangements to access a number of them to show clients exactly the high quality of work that they can expect on an Artisan project.

We are always happy to offer an open-book on costs, ensuring no hidden surprises or misunderstandngs.

But developing complex buildings for specified requirements can throw up all sorts of problems, however we’ve seen them all many times over.

Even with the best-laid plans, we understand that challenges may present themselves during the life of a project.

Ranging from specialist help in solving planning permission issues, to considering different financial models for delivering a scheme, through to last-minute revisions on the final configuration of a building, we will have the experience and expertise to find the answer.

Our heritage from our 20 years of commercial and industrial development project completions across East Anglia means that we know the Local Authorities and know how to work with them for mutual advantage.

We have sophisticated financial modelling expertise and are creative at suggesting alternative financial structures to maximise return on investment.

And we are on-site, on-hand, if building design details need amending: we want our clients to have a long, profitable, and sustainable working life from the building we are proud to have helped to create.
